Drainage conditions in West Chester and the surrounding Chester County area
West Chester sits on the Chester Valley side of the county, with the borough itself on higher ground and the surrounding townships falling away toward the Brandywine Creek and its tributaries. That fall is the defining drainage fact here: most properties have somewhere lower to send water, which makes gravity systems viable where they would not be on flat ground further east.
The borough housing stock is old — a great deal of it predates modern stormwater management entirely — and sits on small lots where roof area is large relative to open ground. Outside the borough, in West Goshen and East Bradford, lots are larger and the problem shifts from concentrated roof volume to runoff arriving across open ground from upslope.
The recurring condition on West Chester properties is settled foundation backfill on older housing combined with roof water still discharging at the wall. On borough lots there is often very little distance between the downspout and the foundation, so carrying that water to a usable release point is the larger part of the work.
Services
Drainage services we install in West Chester, PA
Every service below has a dedicated West Chester page covering how that system behaves on local ground.

French Drains in West Chester
Subsurface French drain systems that intercept groundwater and carry it away from the house before it reaches the foundation.
Perforated pipe / Washed stone / Filter fabric / Solid outfall pipe

Yard Drainage in West Chester
Catch basins, area drains and collection lines for chronically wet lawns, low spots and soggy ground that never dries out.
Catch basins / Area drains / Collection piping / Pop-up emitters

Regrading in West Chester
Reshaping the slope of a yard so surface water runs away from the house instead of collecting against it — often the cheapest permanent fix.
Topsoil / Positive slope to daylight / Seed or sod restoration

Downspout Drainage in West Chester
Underground downspout extensions that carry roof water well away from the foundation instead of dumping it at the corner of the house.
Solid PVC pipe / Downspout adapters / Pop-up emitters / Catch basins

Basement Drainage in West Chester
Exterior foundation drainage — footing drains, waterproofing and grade correction that stop water before it reaches the basement wall.
Footing drain / Exterior membrane / Drainage board / Regraded backfill

Standing Water in West Chester
Diagnosis and correction for yards that hold water for days after rain — the symptom that usually has more than one cause.
Percolation assessment / Grade correction / Subsurface collection

Sump Discharge in West Chester
Buried sump discharge lines run to a proper outfall, so pumped water leaves the property instead of cycling back to the sump.
Buried discharge line / Freeze-resistant outfall / Pop-up emitter

Swales in West Chester
Shallow grassed channels that move surface water across a property along a controlled route, without pipe.
Shaped channel / Stabilised base / Turf or stone lining

Gutter Drainage in West Chester
Managing the roof water side of the problem — gutter capacity, discharge points and where that volume actually ends up.
Discharge tie-ins / Underground carriers / Splash-zone correction

What happens on an assessment
- We walk the property and establish where water enters, travels and collects.
- We identify which of the six common causes is actually present, and whether more than one is.
- We establish where water can legitimately be released, which determines what is buildable.
- You get a free written estimate setting out the system, the outfall and the restoration included.

Questions
Drainage questions from West Chester homeowners
Where is JHL Drainage Solutions located in West Chester?
Our West Chester office is at 701 S Franklin St, Suite #109, West Chester, PA 19382. You can reach it on (610) 800-0008, and we are open Monday to Saturday, 8am – 7pm. This is our head office.
What areas does the West Chester office cover?
The West Chester office serves 6 towns: West Chester, Chadds Ford, Malvern, Exton, Downingtown, Paoli. Towns closer to our Newtown Square office are served from there, so each town has one assigned office rather than two competing for it.
Why does my yard hold water in West Chester?
Standing water in West Chester usually traces to one of six conditions: ground falling back toward the house, roof water released at the foundation, a low area with no outfall, subsurface water surfacing on a slope, runoff arriving from an upslope property, or compacted soil that will not accept water. Several often occur together, which is why we assess before proposing a system.
Do I need a French drain or regrading in West Chester?
Regrading corrects water running across the surface toward the structure. A French drain intercepts water already moving through the ground. In Chester County the surface condition is the more common of the two and generally the cheaper, more durable correction, so it is worth establishing which you have before committing to the more involved system.
How much does a French drain cost in West Chester, PA?
Residential French drain work in this region commonly falls in the $2,000 to $8,000 range. Where a West Chester project sits within that depends on run length, depth, ground conditions, what the outfall requires and how much restoration the site needs. We provide a free written estimate after an on-site assessment rather than quoting per linear foot.
Do you need a permit for drainage work in West Chester?
It depends on scope and municipality. Requirements in Chester County are set at township and borough level, and work affecting a stormwater system, floodplain or a regulated earth-disturbance threshold is treated differently from a contained residential run. We confirm what applies to your West Chester address before work begins.
How long does a drainage project take in West Chester?
Most residential projects are one to three days of on-site work, depending on run length, depth, access and how much hardscape is involved. Exterior foundation drainage takes longer because it involves excavation to footing level and membrane work. The expected duration is stated in the written estimate.
Do you offer free estimates in West Chester?
Yes. Every estimate follows an on-site assessment and is provided in writing, setting out the system, where the water will be released and what restoration is included, so it can be compared honestly against another quote. Call (610) 800-0008 to schedule one.
Can you fix a wet basement in West Chester?
In most cases the cause is outside the basement. We correct the exterior conditions in order of cost and effect: grade first, then roof discharge, then window wells, and only then consider whether exterior foundation drainage is justified. A large share of basement water problems in this region resolve within the first two steps.
What are your hours?
Monday – Saturday: 8am – 7pm. Sunday: Closed. You can call (610) 800-0008 during those hours or use the contact form at any time.
Are you licensed and insured?
Yes. JHL Drainage Solutions is a licensed and insured Pennsylvania home improvement contractor, PA Home Improvement Contractor #PA035784.
Can drainage work be done in winter in West Chester?
Much of it can. Excavation is possible outside hard-frozen conditions, and winter is often when drainage problems are most visible. What winter affects is lawn restoration, because seed will not establish in cold ground, so where a run crosses turf we stage the restoration for spring and say so in the estimate.
What if the water is coming from a neighbouring property?
It is common on sloped ground in Chester County and it changes what has to be built, because a system sized for your lot alone will not carry your lot plus a share of the one above it. We establish the true contributing area as part of the assessment. The legal dimension is a conversation for the municipality rather than for us.
Do you handle the lawn afterwards?
Restoration is part of the job and is itemised in the estimate: topsoil, seed or sod over the worked area and the follow-up needed for it to establish. Where a run crosses hardscape or mature planting the restoration scope is set out specifically, because that is where quotes most often differ.
