Diagnosis

What if the water is coming from a neighbouring property?

It is common on sloped ground in these townships, and it changes what has to be built — a system sized for your roof and lawn will not handle your lot plus a share of the one above it. Establishing the true contributing area is part of sizing the system, and it is the step most often skipped.

In more detail

Upslope roof discharge, driveway runoff or a neighbour's own drainage work redirected toward the property line all add volume that a lot-sized system will not carry.

Diagnosing it after installation is expensive, because the system has to be enlarged rather than adjusted.

It also has a legal dimension in Pennsylvania that is worth understanding before it becomes a dispute. That is a conversation for the municipality rather than a contractor, and we will say so rather than offering an opinion on it.

What we can do is establish how much water is actually arriving and from where, and size for the real condition.
